Terms and Conditions of Booking
Failure to read these terms and conditions on booking, is the responsibility of the guest(s).
The owners will not be liable for guest(s) who fail to read and accept the terms and conditions in full on booking. These conditions terms and conditions will apply to all
guests and bookings and no exceptions will be made.
Arrival and Departure
Check in and check out times are specified on the property details during booking and are
subject to change at our discretion up to and including the day of arrival/departure due to
unforeseen circumstances arising at the property. Please endeavour to contact us before arrival if you have any specific needs for your booking including (but not limited to) requiring a high chair/travel cot, needs of disabled a guest, surprise booking for a birthday celebration, etc.
Number of Guests and Vehicles
Each stay is only for the number of guests specified on the booking, additional guests are
not permitted on site at any time due to insurance and fire obligations. Maximum
occupancy for each property is specified on the property details and cannot be exceeded
(excluding an additional travel cot). All of the facilities provided at the property are for use
by booked guests only. The maximum number of guest parking spaces (and so cars) which can be on site is specified in the property details on booking. Additional cars will not be permitted on site at any time
due to insurance and fire obligations. You must use the designated parking area for the
property during your stay.
House Safety Manual and Information Folder
When you make a booking, you confirm that will read in full the house safety manual
(including hot tub safety), provided at the property on arrival, before you use any of the
facilities. We will not be liable for any injuries, adverse health effects or death resulting from
guests not reading the safety information provided or through misuse of the facilities during
their stay.
Payment, Cancellation & Changes of date
Payment:
During booking if your stay is more than 6 weeks away you will make an initial payment for 50% of the full cost of the stay followed by the final payment of 50% of the full cost of the stay. The final payment is due 1 month before the date your stay commences, you will get a reminder email to pay this.
If you fail to make the final payment for your stay (50% of the full cost of the stay) before
your stay commences then your stay will automatically be cancelled. During booking if your holiday is less than 6 week away you will make a payment for the full cost of your holiday.
Cancellation by guests
Cancellation by guests more than two weeks before arrival date:
If you cancel your booking for any reason, including for reasons related to COVID-19 which
means your party legally cannot travel from your area to our area with the number of
guests/household you have booked but we are still legally allowed to host stays as we have
not been asked to close under government restrictions. We will retain the non-refundable
deposit (50% of the full holiday cost).
Cancellation by guests less than two weeks before arrival date:
If you cancel your booking for any reason, including for reasons related to COVID-19 which
means your party legally cannot travel from your area to our area with the number of
guests/household you have booked but we are still legally allowed to host stays as we have
not been asked to close under government restrictions. We will retain the full cost of your
stay (100% of the full holiday cost).
Cancellation by guests due to extreme extenuating circumstances:
If you need to cancel your booking because of extreme extenuating circumstances (such as a
bereavement of an immediate family member), we will require an original or certified copy
of the death certificate or proof of any other extenuating circumstance. It is at our
discretion what situation is considered an extreme extenuating circumstance, the issuing of
a refund will be at our discretion regardless of when the cancellation is made.
Changes of date by guests
If for any reason, you need to move the dates of your holiday, including for reasons related
to COVID-19 which means your party legally cannot travel from your area to our area with
the number of guests/household you have booked but we are still legally allowed to host
stays as we have not been asked to close under government restrictions. We will endeavour
to facilitate a change of date (subject to availability). This will be at our discretion, and you
will pay any difference in cost for the stay if it is of a higher value, due to seasonal
variations. If the new stay is of a lower value you will pay the original cost of the stay, to
cover administration costs.
Cancellation and changes of date by the owner
Each reservation is subject to changes of date (subject to availability) or cancellation, at our
discretion, up to and including the day of arrival for your holiday due to unforeseen
circumstances. If your reservation is cancelled by us due to unforeseen circumstances, a full
refund will be issued. If we need to change the dates of your stay (subject to availability) we
will do this at the original cost of your holiday, providing the holiday is for the same number
of nights and number of guests as the original booking.
If for any legal reason or due to travel restrictions (including those relating to COVID-19) we
are legally unable to fulfil your stay. You will be offered a change of date (for any available
future date (subject to availability) for your stay, at the same cost as your original booking,
providing the stay is for the same number of nights and the same number of guests as your
original booking. If you chose not to accept a change of date and request a cancellation
instead then the standard cancellation policy detailed above will apply.
If for any reason, your stay is cut short due for unforeseen circumstances arising at the
property during your stay, which means the property cannot be inhabited. We will do this at
our discretion and you will be provided with a refund of 50% of the full cost of your holiday.
Problems During your Stay
During your stay children (under the age of 18) must be supervised by a responsible adult,
at all times, while on site. Children must not be left alone in the property under any
circumstances. We will not liable for any injury, adverse health effect or death occurring
from children not being properly supervised.
At any point during your stay your whole party may be asked to leave if any guest breaks
house rules or there are any health, safety, welfare or legal concerns that arise during your
stay. This decision is made at our discretion and no refund will be issued.
If any guest in your party is suspected to be engaging in drug/alcohol abuse or any other
illegal activity/antisocial behaviour on site, your whole party will be asked to leave the
property and no refund will be issued (as this is not considered an unforeseen circumstance
at the property). We will also contact the Police to report illegal activity.
If during your stay you fail to report any damage that has occurred at the property before
your date of departure, we will automatically retain your security deposit at our discretion.
Other Important Information
Arriving at the property:
• Do not travel to the property if you or a member of your party are displaying
symptoms or have tested positive for Coronavirus.
• Please do not arrive at the property before the stated arrival time as housekeepers
and maintenance may still be at the property.
• Your holiday details (including arrival times and departure times) are subject to
change so please get in touch with the owners in advance of your holiday.
• Please adhere to the current Coronavirus guidance during your stay for the location
you are staying.
During your stay at the property:
• The property and site are strictly non-smoking areas.
• Pets are not allowed at the property
• Please be aware the properties run on a septic tank, do not put anything apart from
toilet paper down the toilets or drains (no wipes, sanitary towels, nappies etc)
otherwise the system will block instantly. Please also only use the septic tank
friendly bleach provided.
• If there is any damage or breakages at the property, please inform the owners as
soon as possible
• Please ensure the property is kept safe and secure during your stay.
• Please use the specified parking area during your stay.
Departing the property
• Please leave the property prior to the stated departure time, we will not be
responsible for any personal items left behind during your stay so make sure you
pack all your belongings.
• Please complete the check-out checklist to allow us to comply with Coronavirus
policies we have in place for our cleaning and maintenance contractors.
• Please keep the property clean and tidy during your stay and leave it in the same
condition you found it, if there are any problems or breakages during your stay
please contact the owners as soon as possible so we are aware and it can be
rectified during your stay (if possible).
• Please ensure you leave the key in the key safe before departure.
Important things to note:
• The property has been cleaned with enhanced cleaning measures in addition to the
extremely high standards already maintained.
• If you or a member of your party are displaying symptoms or test positive for
coronavirus whilst on holiday, please contact the NHS, inform them you are in a
holiday property and follow the guidance. Please also contact the holiday cottage
owners as soon as possible.
• Please respect the property, environment and local community and follow the
current Coronavirus guidance during your stay for the location you are staying

• Not travelling to the property if you are displaying symptoms or have tested positive
for coronavirus
• Contacting the NHS and following their guidance if you or anyone in your party
displays coronavirus symptoms whilst at the property
• Returning to your own home if you are requested to do so by any official body
• Sticking to the law: always follow the latest government advice and guidance
• Respecting others and their potential nervousness regarding coronavirus by sticking
to social distancing guidelines
